Is there exterior wear and tear?

Are your shingles blistered, curled, or split? Are you missing shingles or tiles? Is your roof sagging in one or more places? Is the metal flashing rusty or corroded? What about curb appeal? Is curb appeal important to you or your neighbors? Do you like the way your roof looks? Whether you are trying to sell the home or just make it more enjoyable, a new roof can both add value to your home and make your home more appealing.

Are there interior signs of water damage?

The obvious leak is a good indication that your roof needs attention but other important factors include whether the decking between the rafters is sagging or suffering from water damage. If you can see extensive water damage it may be better to replace the roof.
